Apartment vs house insurance

The comparison shows the observed median premiums by property type: apartment – €108 (N = 482), house – €154 (N = 129). This does not mean that the property type alone determines the price.

House129€154€105 – €201€100,000

The groups differ in sum insured, region and cover; the difference in premiums is not an effect of the property type alone.

How does the sum insured relate to the price?

The table groups policies by the building sum insured and shows the observed median premium in each group. The groups have non-overlapping bounds: the lower bound is included, the upper bound is not.

Building and contents insurance

We show only the group with enough policies. We do not compare the premium with and without contents, so there is no standalone price for this cover.

Property insurance prices by region

Only provinces with a sufficient sample are shown. The differences in median premiums also reflect a different mix of policies, so they do not prove that the region alone determines the price.

Ratio between premium and sum insured

The ratio is the annual gross premium divided by the sum insured and multiplied by 100. We show it separately for the building and for the contents. It is a descriptive indicator for Boleron policies, not a standardised market tariff.

The premium is for the whole policy, so the ratio to the sum of a single item is indicative.

Which insurers do customers choose?

The table shows the share of each insurer among 629 issued policies (1 January 2026 – 30 September 2026). The share of choice is not evidence of quality, affordable price or a market ranking.

Key findings from Boleron data

  1. The median annual gross premium of issued property policies is €114, and half of the policies are in the range €91 – €155 (N = 629 policies, 1 January 2026 – 30 September 2026).

  2. The median premium for apartment is €108 (N = 482), and for house – €154 (N = 129). The difference cannot be attributed to the property type alone – the groups also differ in sum insured and cover.

  3. 96.0% of policies with a known status include contents cover (N = 629).

  4. The median ratio between the annual premium and the building sum insured is 0.2% (N = 629). This is a descriptive indicator for Boleron's sample, not a market tariff.

  5. Among policies issued through Boleron, the most frequently chosen insurer has a 86.5% share of 629 policies. The share of choice is not an indicator of quality or price.

Sample offers for typical properties

These are offers calculated by the Boleron calculator for set property profiles in Sofia, as of 27 October 2026. They are not statistics of issued policies and do not show a market average price.

Annual price with a single payment (1 instalment), “Standard price” before the loyal-customer discount. The limits are those the calculator shows in the offer; earthquake, theft, third-party liability and electrical damage are not selected separately but are part of the insurer's package.

Statistics methodology

Data source
Boleron – policies issued online. Anonymised data; no personal data or individual records are published.
Period
1 January 2026 – 30 September 2026
Version and date
Version 2026-10-28.1, updated on 28 October 2026.
Inclusion and exclusion criteria
Excluded: records with an invalid or non-positive premium (0), technical duplicates (0) and records without a valid type/identifier (0). The data exported from the system has no flag for a cancelled or test policy, so such records were not separated and not excluded.
Offer and issued policy
An offer is the result of a price request; for the price statistics we use the lowest valid offer per request. An issued policy is one issued through Boleron. The two populations are never mixed.
Annual gross premium
The gross premium is the amount charged to the customer for the policy or offer, converted to 12 months: instalment × number of instalments per year for instalment payment, or premium × 12 ÷ term in months.
Currency
All amounts are in euro. Records in leva are converted at the fixed rate of BGN 1.95583 per €1.
Statistical indicators
Median – the middle value of ordered data. Mean – the arithmetic average. P25 and P75 – the 25th and 75th percentiles by linear interpolation (type 7).
Grouping
Sum and area groups are non-overlapping intervals with an included lower bound and an excluded upper bound.
Small samples
Groups with N ≥ 50 are published; with N from 30 to 49 – with a warning; with N < 30 – not published.
Missing values
Missing cover information is not treated as missing cover – such policies are not part of the denominator of the shares.
Limitations
The data describe Boleron's customers and are not an official average for the Bulgarian market. Observed differences between groups do not prove a causal relationship.

Frequently asked questions

What is the average price of property insurance?

According to policies issued through Boleron, the median annual premium is €114 and the mean is €136 (N = 629, 1 January 2026 – 30 September 2026). Half of the policies are between €91 – €155. The individual price depends on the property and the cover.

How much does earthquake cover add to the price?

From the available data it is not possible to reliably calculate how much earthquake cover changes the price. Comparing groups of policies does not show a causal effect; the exact price is seen in the offer.

Is insuring a house more expensive than an apartment?

The median premium for apartments is €108 (N = 482), and for houses – €154 (N = 129). This is an observed difference between groups of policies that does not prove a causal relationship.

How much does contents cover cost?

A standalone price for contents cover is not published – it depends on the sum and the conditions of the specific insurer.

How much does apartment insurance cost?

According to policies for apartments issued through Boleron, the median annual premium is €108 (N = 482), and half of them are between €87 – €141. The price depends on the sum insured, the area, the location and the chosen cover, so get a personalised offer from the calculator.

What is the typical building sum insured?

The median building sum insured for policies issued through Boleron is €70,000 (N = 629), and half of the policies are between €51,700 – €100,000. The sum should match the reconstruction value of the property, so these values are a guide, not a recommendation.

Does the region affect the price?

The regional table shows only provinces with a sufficient sample. The differences in median premiums also reflect a different mix of policies, so they are not evidence that the region alone determines the price.

Which insurer is the cheapest?

These statistics do not rank insurers by price. The share of choice only shows where Boleron's customers bought policies and is not a measure of price or quality. The cheapest offer for your property is shown in the comparison.

How are the statistics calculated?

We use real policies issued through Boleron. Premiums are normalised to an annual gross premium in euro, and records with an invalid premium and technical duplicates are excluded. We show the median, the mean and P25–P75, and groups with fewer than 30 observations are not published. The details are in the “Methodology” section.

How often are the statistics updated?

The current version of the data is 2026-10-28.1, generated on 28 October 2026, for the period 1 January 2026 – 30 September 2026. The date of the last update is shown at the top of the page and changes with every new release of the dataset.
